We understand that having to deal with Building Permits, Variances, Legalizations of Existing Structures, and Inspections can be intimidating and overwhelming.

Whether you're unfamiliar with the permitting process, or if you simply don't have the time for daily project management, we will develop a strategy for helping you to achieve your permitting goals. As specific needs arise, I provide the consulting necessary for getting your projects approved in a timely and cost efficient manner.

Proposed Work
Proposed Work refers to the planned construction activities or modifications outlined in a permit application. This includes detailed descriptions of the scope of the project, architectural plans, engineering drawings, and any other relevant documents that specify what changes or additions will be made to the property. The proposed work must comply with local building codes and zoning regulations.
Certificates of Occupancy/Completion
A Certificate of Occupancy (CO) signifies that a building meets all necessary safety and building code requirements and is legally permitted to be occupied, while a Certificate of Completion (CC) indicates that the construction project itself is finished, without necessarily confirming it's ready for occupancy.
A CO is issued by the municipality for new construction or change of use (i.e. converting a basement from storage to habitable living), while a CC is needed for remodels, renovations and shell buildings. 
Legalizations

The process of bringing existing, unpermitted structures or modifications into compliance with current regulations. This involves obtaining the necessary permits, inspections, and approvals from local building authorities to ensure that the construction meets all safety and building code requirements.

Project Management

This involves planning, coordinating, and overseeing all aspects of a new construction or renovation project to ensure it is completed on time, on budget and to code. This includes defining project goals, scope, and deliverables; creating detailed plans, timelines, and budgets; and identifying required permits and legalizations. It also covers acquiring permits, coordinating meetings between key stakeholders, monitoring the budget, helping to maintaining project quality control, and ensuring proper communication among stakeholders.

Variances

A Variance is a formal request for relief from specific requirements of the local or New York state zoning or building codes, such as setbacks, building heights, or land use restrictions. The variance process involves providing detailed documentation (and in-person representation) demonstrating that the variance is necessary due to unique circumstances and that it will not negatively impact the surrounding community.

Design

This involves creating detailed plans and specifications for the renovation, covering both aesthetic and functional aspects to meet the homeowner’s vision and comply with relevant codes and regulations. The designer must account for the homeowner's needs, preferences, and budget; creating initial sketches or concept drawings; considering integration with the existing structure; ensuring structural, safety, and accessibility standards; and incorporating building code, zoning, and permit requirements.
